The real rules, the real numbers, and the exact sequence our students follow. From the team that has taught this publicly since 2013, to thousands of students across every state, with a private community of over 2,000 owners and operators behind it.

Five sections. No filler.

  1. Licensing & legal: what you actually need

Why this isn't a licensed care business, and what protects you under the Fair Housing Act.

  2. Our model vs. alternatives: the honest comparison

Housing model vs. licensed assisted living (ALF) vs. a traditional rental, side by side, with real cash-flow numbers.

  3. Basic systems: how this business actually runs

The License Agreement (your residents' rental agreement, not a business license), house rules, and the handful of tools that make this manageable in 5–10 hrs/week.

  4. The first steps: what to actually do

The one thing almost everyone gets backwards, and the sequence that works instead.

This is the section people re-read.

  5. What to expect in the first 90 days

A realistic timeline of what's actually built by day 30, 60, and 90 if you follow the sequence.

The #1 mistake is looking for a property first. It's not the first step.

Almost everyone starts by searching for a house. The guide walks through why that order fails, and the sequence that actually works: start with the organizations that already have the residents and a share of the roughly $140B flowing annually into housing and social services, before you ever sign a lease.

It's the single most counterintuitive part of this business, and the reason our students land their first referral commitments before they own or lease anything at all.

Who your house can serve

Each group has programs that place residents with you, and often pay their rent.

This is for you if

  • You're willing to make calls and send emails for 30–60 days before anything else happens.
  • You want a housing business, not a medical or licensed care business.
  • You'd rather read a straight answer than sit through a pitch.

It isn't for you if

  • You're looking for fully passive income with zero involvement.
  • You expect results by next week without doing the outreach.
  • You already have a licensed ALF or medical care business in mind.
  • You're looking for a job in a group home.
  • You need a place to live, for yourself or a family member.

The four things people assume, and get wrong

"You need a state license to do this."

We're housing providers, not care providers. We rent furnished rooms the same way any landlord rents to a tenant, protected under the Fair Housing Act.

"I need $50K and perfect credit to start."

Most students lease the property or partner with an investor on a profit split. Buying is optional, and not the recommended way to start.

"This is just another course that doesn't actually pay."

$2,000–$3,000/mo net per property vs. $200–$300 on a typical single-family rental. Same asset, roughly 10x the cash flow.

"I don't have real estate or healthcare experience."

You're not providing care; that comes through the referral organizations. And the guide's first move doesn't require a property at all.

Read it. Then decide if it's the right fit.
